Pre-drywall inspection

On Thursday we had our pre-drywall inspection. This was really just an opportunity to meet our site foreman and get a walk through of our house. I did manage to spot some defects however that I was told would be fixed. At this stage of construction all the electrical, low voltage wiring, plumbing and HVAC is done and all the insulation has also been completed. Once the city signs off on the insulation drywall will be going up next. As I was leaving on Thursday the city inspector was just showing up. Hopefully everything went well with the inspection and if so we may have drywall already.

The outside doesn't look too much different except for some Tyvek and insulation in the garage.

A fall day at the park

Avery loves the P-A-R-K and at this time of year she also loves playing in the leaves. Here are a couple pictures of recent trip to one of our local parks. With only a week to go before our moves Avery won't get to visit these parks too much longer.

Plumbing and Ducting week

From the outside there doesn't look like much work has been done on the house in the past couple of weeks (except for the pile of bricks now sitting in our front lawn). Inside however there has been a consistent stream of activity.  Most noticeably almost all of the ducting and plumbing has been completed.  All electrical boxes have also been installed waiting to be wired.  We also now have all our stairs installed so all levels of the house can be easily explored.


Here's our kitchen.  The stump in the middle of the room is for the sink that will be in our eventual island.  If you look at the ceiling you'll also notice the beginning of pot lights being added.


This is a shot of where the two sinks in our ensuite will be as well as the half wall separating the toilet.


Last but not least is the basement.  All that has been done down here is the installation of windows.  I still enjoy visiting the basement tohugh so I can dream about how I can finish it in the future.

Less than a month until move #1

I am writing this entry on my iPod using the BlogWriter app. This is my first attempt so I will be brief.

Packing has now begun as we prepare to leave our current home for temporary living quarters as we wait for new home to be completed.

Windows and doors oh my!

Yep, that is right, we now not only have a fully shingled roof but also windows and doors!!  I love being able to see a little bit of progress each week.  Our stairs were also in our kitchen so my hope is that during my next visit they will also be installed meaning I won't have to climb a ladder to check out the progress on the second floor.  :-)  With only a little over two months left to go I am hopeful that the house will be completed on time.  I have heard from other people that once a house gets started Richcraft (out builder) is pretty quick in finishing.

Avery is now fourteen months old

Unbelievably Avery has reach 14 months old.  She is now crawling like a pro, pulling her self up and is able to walk around by holding onto furniture.  She is also getting much more talkative even though all that comes out is either "ba", "da" or some combination of the two. It is quite fun to hear her talk and try to figure out what exactly she is trying to say.  Needless to say there is never a dull moment with Avery around.

Framing has begun!!

After waiting what seemed like forever our house is now almost completely framed.  Our house went from being just a floor to framed in less than a week.  I can't wait until my next visit now to see how much more progress has been made.  Also on a good note all of the structural changes we requested seem to have been made which was great to see.  Now on to the pictures...

Moving at a snail's pace

So another week has gone by and all that has changed on our new home is the cementing of our basement and garage.  I guess this is progress but I really want to start seeing some framing being done in order to boost my confidence level.

Here's my usual shot from the street.  Probably doesn't look too much different except for a ladder sticking up from the basement.


The bottom of this picture will be the utility room including furnace, tub, tankless hot water heater and electrical.  The top of the picture will be where our eventual rec room is going to be.


Here is the other side of the basement.  Those tubes with blue caps on them are the 2-piece bathroom rough ins.  We could have had a 3-piece rough in but decided we didn't have a need for a third shower in the basement.  I'm not sure what I am going to do with this side of the basement yet.  I could create an L-shaped rec room but I also want to leave enough unfinished space for storage.  Once the house is done I will have a better idea of what the dimensions are.

Avery Crawling

Avery has finally begun to figure out crawling.  Here is a video we took yesterday of one of her attempts.  While not perfect she can definitely move around now.  I guess this means we need to start baby proofing the house finally.

Back filling of foundation is complete

Framing has still not begun but at least on my last visit our basement had been completely back filled and our backyard graded. This now gives us a slightly better vision of how our lot is going to end up looking once everything is complete.

This photo was taken from the back corner of our lot. This should hopefully give an impression on what our backyard size is going to be like. Nothing huge for sure but not too small either. Should be enough room for Avery to play and have a swing set. You can also see the houses across the street from us here. Their closing dates are about a month before ours. This means in a months time our house better look like theirs now.


Since we had our fireplace moved this basement window also had to be moved. The new location is right under our patio doors. The opening of the patio door will be just to the left of this window though so it should be OK. Shannon already has some creative ideas on how the window can be incorporated into our eventual patio design for this area.

Ready to be framed


Another week has gone by and a little more progress can be seen on our home.  The concrete forms have been removed, the exterior has been tarred and a stone base added.  Oh, our lot number has also been added so we now know this is definitely our house.  I'm hoping next time I visit the framing will have been started.  So far everything seems to be on track for our December 10th closing.

The basement window you can see in this picture was originally over to the left more but since we had the fireplace moved the window had to be moved as well.  The new location is now under our patio door so I hope it doesn't get in the way.

A basement means progress


We are now exactly five months away from our new closing date and our basement walls are finally being formed.  Yay!!  After two years of waiting it is kind of fun to finally start seeing a house taking shape.  We can also confirm that the foundation takes into account our new fireplace location which is one big worry off our shoulders.  Our new worry however is the fact the lots behind our house are quite a bit higher than our lots.  It will be interesting to see how the land is sloped over time and hopefully it doesn't affect us too negatively.  As this is our first time buying a new home it is amazing how many factors you need to think about just when picking a lot.  Where will the electrical box be?  How about the street lights?  What are the easements in the backyard?  In the end we will still have a house though and once we move in all these worries will quickly go away.  Right?

Hopefully my next visit will start to see the some framing being done.

I am traveling for work over Canada Day this year.  Luckily I will be in sunny Irvine California which makes up for it.  Here is a photo of the hotel I will be staying at.  You can be certain I will be making at least one trip to the pool and am hoping to make it out to the ocean as well.

We have a hole!


So we got a call from Richcraft this week that our closing date of October 28th has been pushed back to December 10th. The reason we are being told was due to not getting permits in time. On the plus side however I drove by our lot yesterday and noticed that we have the beginnings of a hole. The lots across the street have their footings in place already so hopefully this means our will be in next week.

What a difference a few days makes



These pictures were taken only three days apart and hopefully you can tell how much the temperature has changed by what Avery is wearing.  It got up to 23 degrees today so Avery and Shannon went over to the park for the first time.  Avery wasn't sure what to make of it all but I think she still had fun nonetheless.  Now that the nice weather is finally on its way for good Dad is getting excited about taking Avery out along the river in the bike trailer.  Hopefully she'll like that experience as well.

Where does the time go?


Today Avery turned nine months old.  It really is hard to believe so much time has already passed by and that she has already grown up so much.  We are getting excited about the warmer weather though since we can finally get outside more often for walks etc.  Avery's world is slowly getting larger.

Our little bit of land


I was out visiting the development where our new house is going to be built on the weekend.  While there I noticed the snow had been removed from our street so I took a picture of our lot.  It isn't much yet but in a few more months hopefully we'll start to see a house take shape.  Needless to say, as our closing date draws nearer we are getting more and more excited.

Seven month update

Avery has now only been around for seven months but it is still amazing to watch her grow and see more personality appear.  Her bottom two teeth are now well on their way and in the past week she has finally been able to master sitting on her own.

We are also continuing to introduce Avery to new foods.  Shannon started to make her own food for Avery but so far this hasn't been too successful.  Avery pulls a face and spits it out.  She likes all the PC Organic baby food though so I think she just needs to get used to the different texture of homemade food.

Other than that everything is going very well.  Avery is very good natured, naps well and sleeps through the night.

Since tomorrow is family day in Ontario and I get the day off  all three of us are going to the pool in the afternoon.  Shannon has gone before with Avery and says it is lots of fun.  I will make sure to take a few pictures.

Happy half birthday Avery!

Avery is now a whole half a year old. If she keeps growing like she has been I swear she is going to be six feet tall by the time she reaches kindergarten.

To celebrate her six month birthday Avery and Dad took advantage of the sunny weather and went for a long walk around the neighbourhood. On Sunday there are also plans to go for a walk in the woods to feed the birds.

Happy New Year!!!

We had a wonderful Christmas this year with all our family stopping by to spend some of the holidays with us. This was also Avery's first Christmas which was pretty exciting.

I guess the room was a little too bright for Avery during one of her naps during the holidays however.

Actually she has started doing this all the time now when she goes to sleep.
